How Is a 360° Virtual Tour Useful in Property Sales, and What Can’t It Show?

How are room connections and circulation assessed in a 360° virtual tour? Find out about the limitations that require measurement, technical checks and on-site visits.

A 360-degree virtual tour can help you understand remotely how the rooms are connected. It makes the initial screening process easier for buyers travelling to Antalya from another city. However, being able to navigate around on screen does not mean that all the property’s features have been verified.

What can be examined during the tour?

The position of doors, corridor connections, the layout of the kitchen and living room, and the placement of windows can be viewed. The tour should follow the natural flow of movement. Areas not shown should be explained; the viewer should not be expected to guess what lies behind a closed door.

Basis for measurement features

Not every system uses the same measurement method. Ask which device and method were used to produce the distances shown on screen. Critical measurements for ordering furniture or carrying out alterations must be confirmed on-site. A virtual tour does not replace official records or approved plans.

Questions that may remain unanswered

  • How do road and neighbour noise levels vary at different times of day?
  • Do the windows open and close easily?
  • What is the condition of the water supply and the appliances?
  • Have any changes been made to the property since the tour was filmed?
  • How do the communal areas function in day-to-day use?

A video call, document review or on-site visit can be arranged for these matters. If there are any technical concerns, the relevant expert should be consulted.

Preparation for the seller

Remove personal belongings from the frame. Check that no private information is reflected in mirrors or windows. Give meaningful names to each shot; ‘transition from the living room to the balcony’ is more descriptive than ‘shot 7’. The date of filming should also be shared.

Buyer’s approach: Whilst viewing the tour, create lists of “what I’ve understood”, “what I’ll need to confirm” and “what I’ll check in person”. Discussing these notes with Buy Best Villa will help you avoid making a decision based solely on the visuals. The purpose of the virtual tour is not to make a visit unnecessary, but to make the visit more efficient.
