Buying a home in Antalya
Buying a home in Antalya: a step-by-step guide
The thing that saves the most time when buying a home in Antalya is doing things in the right order: purpose and budget first, then the area, then the developer and the paperwork. This page summarises that order with links to our detailed guides.
1. Start with your purpose and budget
Will you live in the home yourself, use it as a holiday home, or buy it to rent out? The purpose decides the area, the size and whether a new or resale home suits you. Add title deed tax, the valuation, DASK insurance and service charges to the purchase price; our calculator helps you estimate them.
2. Choose the area
Konyaaltı combines the sea, a long beach and city life. Döşemealtı stands out for detached villas with gardens and pools. Kepez is a large inland district with more accessible entry prices. Muratpaşa and Lara suit people who want to live close to the centre and the coast. Our guide comparing the districts by budget and lifestyle makes the decision easier.
3. What to check when buying a new flat from a developer
You can buy a new flat off-plan or close to completion. Off-plan, the price and payment plan are flexible, but you carry the risk of the delivery date and build quality. Ask in writing for the developer's past projects, the permit and occupancy status, the technical specification and the payment plan, and get the current price list and a draft contract before you commit.
4. Sea-view homes: check that the view is real
When looking for a sea-view home, look at the floor, the orientation and the zoning of the plot in front rather than the photo in the listing. A view that is open today can be blocked by a building on the plot in front. If you can, see the home in daylight and ask for a current photo or video from the balcony.
5. Where to buy an investment apartment
For rental income and easy resale, compact 1+1 and 2+1 flats are usually preferred; transport, schools, hospitals and distance to the sea drive demand. Plan how you will manage a holiday or investment home from a distance. Focusing on price without working out rental yield and costs is a common mistake.
6. The buying steps
Choose the property and have the title record checked, sign a reservation or sales contract, prepare the valuation report and DASK policy, then sign the title deed at the Land Registry. Foreign buyers also need a tax number and, if they cannot attend, a power of attorney. The steps and documents are detailed in the pages below.

Common questions
What budget do I need to buy a home in Antalya?
It depends on the area, the type of home and whether it is new or resale. Besides the price, include title deed tax, valuation, DASK, service charges and any renovation. See our listings and projects for current prices, or send us your budget.
Should I buy a new or a resale flat in Antalya?
A new flat offers a new building, shared facilities and a warranty; a resale flat is usually ready to move into and offers more choice of location. It depends on your budget, when you want to move and your rental expectations.
Is buying off-plan safe?
The risks can be managed if you check the developer's record, permit status, payment plan and contract terms. For every project, the delivery date, delay provisions and the account payments go to should be in writing.
What should I check when buying a sea-view flat?
Look at the floor, orientation and the zoning of the plot in front. Consider whether the view could be blocked in future, and see the home in daylight.
Which area and type suit an investment apartment?
Compact 1+1 and 2+1 flats are usually preferred for rental and resale. Konyaaltı and areas close to the centre stand out for demand; for a firm decision, work out rent and costs together.
Can foreigners buy a home in Antalya?
Yes, foreign nationals can register most homes in their own name. The details are in our foreign buyer guide.
