Guide for foreign buyers
Can foreigners buy property in Antalya?
Yes. Foreign nationals can buy property in Antalya and register it in their own name. Here is how it works, what you need, and how to buy without being there.
Information as of October 2026. Rules and fees change, so we confirm the current requirements with you before you commit.
The steps for a foreign buyer
- Choose the propertyWe shortlist homes, check the title record and confirm the property can be registered to a foreign buyer. The Land Registry also checks that it is not in a restricted zone.
- Get a Turkish tax numberEvery buyer needs a tax number. It can be obtained at a tax office, or through your lawyer or representative with a power of attorney.
- Reserve and sign the sales contractYou agree the price and sign a reservation or sales contract. Pay through the banking system so every transfer is documented.
- Valuation report and earthquake insuranceA licensed valuation report is prepared for the transfer, and compulsory earthquake insurance (DASK) is taken out for the property.
- Sign the title deedYou or your representative sign at the Land Registry with a sworn translator, and the deed is registered in your name.
- After the purchaseTransfer the utilities, and if you plan to live here, look at the residence permit options.
Documents you typically need

- Turkish tax number
- Valuation report and DASK policy (we arrange these)
- Passport-style photos
- A power of attorney, if someone signs for you
Common questions
Can I buy without visiting?
Yes. You can appoint a representative with a power of attorney, signed before a Turkish consulate or a notary abroad (with the required legal formalities). Your representative then signs for you in Antalya. We can show you the home by video, and we recommend an independent lawyer for the power of attorney.
Are there limits on what foreigners can buy?
Most residential property can be registered to a foreign buyer. Some areas, such as military or security zones, are restricted, and the Land Registry checks this. There are also overall limits on how much land one person can own, which we check for you.
What does it cost?
Besides the price, expect the title deed tax, the valuation fee, DASK insurance and translation costs. Use our buying costs calculator for an estimate.
Do I need a lawyer?
It is not required, but we recommend one for the contract and any power of attorney. We work alongside your lawyer.
Can I get a residence permit or citizenship by buying?
Possibly, depending on the value of the property. See our residence permit page and our citizenship guide for the current conditions.
How long does it take?
It depends on the paperwork and appointments. Once the contract is signed and the documents are ready, the title deed signing can often be arranged quickly. We give you a realistic timeline for your case.
