Turkish residence permit by buying property (from USD 200,000)

Information as of October 2026. Rules change often, so we confirm the current requirements with you and with the migration office before you buy.

  • From USD 200,000 for properties bought after 16 October 2023
  • The value is confirmed by a licensed valuation report
  • Short-term permit, typically up to 2 years, renewed while you own the property
  • Not citizenship: that needs USD 400,000 and a 3-year ban on selling

How it works

  1. Choose a qualifying propertyThe property must be worth at least USD 200,000 and bought after 16 October 2023. We shortlist homes that meet this and check the title record first.
  2. Get a valuation reportThe declared value is confirmed by a report from a licensed valuation firm.
  3. Receive the title deedThe deed is registered in your name at the Land Registry. The steps are on our buying process page.
  4. Apply to the migration officeYou apply online or at the provincial migration office with your passport, photos, proof of address, health insurance and the title deed. The office confirms the exact list.
  5. Receive and renewThe permit is typically issued for up to two years and renewed while you still own a qualifying property.

Common questions

Is a residence permit the same as citizenship?

No. A residence permit lets you live in Turkey. Citizenship by property needs an investment of at least USD 400,000 and a three-year ban on selling; see our citizenship guide.

Which properties qualify?

Property worth at least USD 200,000 that you bought after 16 October 2023. Because the value is checked by a valuation report, a contract price close to the limit can fall short if the report values it lower.

Can I add several smaller properties together?

Do not assume so. Whether several smaller properties can be combined should be confirmed with the migration office before you buy.

Can my family get a permit too?

A spouse and minor children can usually apply as family members. Each person submits their own documents.

Are some areas closed to new foreign residents?

Some neighbourhoods have at times been closed to new foreign residence registrations. Ask us to check the address with the migration office before you reserve.

Do I need a lawyer?

It is not required, but we recommend a lawyer for the application, and we work alongside yours.

What does it cost?

Besides the price, expect the title deed tax, the valuation fee and translation costs. Use our buying costs calculator for an estimate.
