This notice explains how personal data collected through buybestvilla.com is processed under Turkish Personal Data Protection Law No. 6698 ("KVKK").

What we process and why
When you use the contact form we process your name, your e-mail address and/or phone number, how you would like us to reply (WhatsApp, call, e-mail or Telegram), your message and the property or development you asked about (and, if you request a price list, your e-mail address, optionally your name and phone number, and the development), in order to answer your request and offer suitable properties (KVKK art. 5/2-c and 5/2-f). Page views are counted without cookies and without storing IP addresses.
Country statistics: To see which countries our visitors come from, only the country is derived from your IP address at the moment of your visit, using a database on our own server (DB-IP). Your IP address is not stored or shared; we keep only daily totals per country.
When you send us a message, the country you are connecting from (derived from your IP address in the same way) is added to your contact record, so that your consultant can reply at a suitable time and in your language. The IP address itself is not stored.
Transfers
Your message is stored on the server hosting this website. To reply quickly, a copy may be forwarded to the responsible consultant via Telegram or e-mail, whose servers may be located abroad. We ask for your explicit consent to this in the form (KVKK art. 9). Your data is never sold or shared for marketing.
Retention and your rights
Messages are kept for up to 2 years after your request is closed. You may ask whether your data is processed, request information, correction or deletion, and object to processing (KVKK art. 11) using the contact details above. We reply within 30 days.
Visit history (with your consent)
If you accept analytics in the cookie banner, the listings you view, your search filters and clicks on the contact buttons are recorded on our own server. If you use the contact form, this history is linked to your request and used to suggest suitable properties and prioritise your enquiry (explicit consent, KVKK art. 5/1). It is deleted after 13 months. You can withdraw consent via "Cookie preferences" at the bottom of every page.
Newsletter (with your consent)
If you tick the (unticked) newsletter box yourself, we will e-mail you about new listings, developments and price opportunities. You can send a message or get a price list without ticking it. The date, IP address and wording of your consent are stored. Every e-mail contains a one-click unsubscribe link.
WhatsApp / SMS updates (with your consent)
If you tick the separate, unticked "also send me opportunities via WhatsApp/SMS" box, we may send new opportunities to your phone number by WhatsApp or SMS. The date, IP address and wording of your consent are stored and, where required, registered with Turkey's commercial message system (İYS). Reply STOP or tell us at any time to opt out. Without this consent we may still call or message you about your own enquiry.
Site membership (your account)
If you create an account we store your name, e-mail address, an irreversibly encrypted form of your password, your phone number (optional), your language and currency preferences, your favourites, your saved searches and your property owner requests. We use this information to provide your account (performance of a contract, KVKK Art. 5/2-c) and to suggest suitable properties; your advisor can see your favourites and searches so they can reply more accurately (legitimate interest, KVKK Art. 5/2-f).
E-mail alerts about new listings matching your saved searches and price drops on your favourites are only sent if you tick the separate, unticked box yourself (explicit consent). We keep the date, IP address and text of your consent; we send at most one e-mail a day, and every e-mail has a one-click link to turn alerts off.
You can delete your account at any time in the Settings tab: your account, favourites, searches, requests and messages are permanently deleted. A request that has already become a listing is kept only as a listing record, with its link to you removed.
Visitor statistics
If you accept cookies in the banner, we use Google Analytics & Google Ads to understand how the site is used (pages visited, time on site, device type, approximate location, form submissions and clicks on WhatsApp and call buttons). With Meta Pixel, this information is also used to show our ads on Facebook and Instagram to people who have visited the site and to measure how those ads perform. We do not send your name, e-mail or phone number to these services. If you decline, these tools are never loaded. As these services are run by companies abroad, the data is transferred outside Türkiye on the basis of your explicit consent.
- Google Analytics 4 (Google): cookies _ga and _ga_*, kept up to 2 years. Google Analytics 4 does not store IP addresses.
- Google Ads tag (Google): measures whether a visit that came from a Google ad led to an enquiry. Sets advertising cookies (e.g. _gcl_*, kept up to 90 days) only if you accept.
- Meta Pixel (Meta Platforms): cookies _fbp and _fbc, kept up to 90 days; used for ads on Facebook and Instagram and for measuring them.
