What Questions Should You Ask When Buying a House with a Shop on the Ground Floor?
How would you assess a property with a business on the ground floor? Consider the working hours, service route, ventilation and technical areas together.

The mere presence of a business on the ground floor is not, in itself, a reason to make a positive or negative decision. The nature of the business, its opening hours, its connection to the building and your own daily routine must all be assessed together. Even two properties on the same street can offer a different living experience.
Observe the current business
What is the business currently doing, and when is it busiest? A daytime visit does not necessarily reflect evening activity. Do not make definitive claims based on rumours about which business might open in the future. The nature of the use and the relevant permits should be examined against the relevant records where necessary.
Noise and service routes
Where are the goods reception, cleaning and customer entry points? How is the bedroom situated in relation to this route? A brief listen may provide some insight; if a technical noise assessment is required, seek expert support. Record repeated observations and sounds as separate pieces of information.
Ventilation and Equipment
If there are fans, outdoor units or flues, enquire about their location. A visible system does not constitute proof of technical or legal compliance. Request information regarding maintenance history and documentation. Do not enter technical areas without authorisation and do not interfere with the equipment.

Entrance and surroundings
How are the entrances to the residential property and the business separated? Do the arrangements for pedestrians, parking and deliveries affect you? Find out about the management practices for communal areas. It should not be assumed that actual usage matches the records. Clarify any uncertainties with the relevant authorities and experts.
Plan a second visit
Revisit the area during your own hours of use. Make separate notes on observations with the windows open and closed. Finally, create lists of ‘important to me’, ‘to be confirmed’ and ‘requires expert review’. Do not judge the entire property based on a single feature.
With Buy Best Villa, you can discuss the impact of activities on the ground floor on your daily routine during your research. This content is for information purposes only. Permits and technical compliance must be assessed separately with relevant experts and authorities.
