Price Negotiation in Antalya: When, How and Based on What
Is the listed price the final price? A practical guide to understanding negotiation room, talking with valuation reports and comparables, and reading price-drop listings.

"Is there room on the price?" comes up in every meeting. The answer may be yes or no, but negotiation should be done with data, not at random. This article explains how.
First: what the price is based on
A home's asking price reflects the seller's expectation, not the market value. The gap between the two is your negotiation room. To understand market value:
- Look at comparables. Check asking prices of homes of similar size and age in the same neighbourhood.
- Calculate the net price per square metre. See our gross vs. net square metre article.
- Valuation report. An independent valuation is a strong basis in negotiation. See our valuation report article.

Price-drop signals
On our site some listings carry a "Price dropped" label. For example, the corner duplex in Altınkale fell from 19.99 million ₺ to 19.85 million ₺. The duplex in Arapsuyu went from 13.65 million to 13.54 million, and the apartment in Uncalı from 14.25 million to 13.5 million ₺. This shows the seller is open to negotiation, but not without limit.

How to negotiate
- Present reasons, not numbers. Instead of "too expensive," show a comparable: "a similar apartment sold for 12.8 million."
- Point out shortcomings. Building age, renovation needs and a missing occupancy permit lower the price.
- Use the payment method. Paying in cash can be a strong card; the seller may want a quick sale.
- Don't rush. If the seller is in a hurry, your negotiating power grows.
- Discuss items other than price. Furniture, air conditioners, maintenance-fee debts, sharing the title deed fee.
Common negotiation mistakes
- An extremely low offer. An unrealistic offer ends the conversation.
- Looking like an emotional buyer. Saying "I love this house" weakens your position.
- Skipping documents and payment terms. Contract terms matter as much as a price cut.
- The citizenship threshold. If you are aiming for citizenship, be careful that negotiation does not bring the price below the threshold; see our $400,000 threshold article.
Negotiating on new projects
In new projects the price is set per unit and there is usually a list price. However, there may be flexibility through payment method, campaigns, unit choice and floor/facade. In projects such as Nefes Premium, the exact price is confirmed per unit. Ask for the month of the price list; an old list may no longer be valid.
Put the offer in writing
At the end of the negotiation, put the following in writing:
- The agreed price and currency.
- The payment schedule.
- Included furniture and services.
- Who pays the title deed fee.
- The handover date, and that any debts belong to the seller.
