A Large Garden or a Practical Garden? 7 Questions to Ask When Choosing a Villa
In a villa garden, shade, the slope of the land and ease of access for maintenance are just as important as the amount of space. Find out what questions to ask to ensure your garden supports your day-to-day needs.

The size of the garden may be impressive; however, its layout, accessibility and maintenance requirements are what determine its day-to-day usability. When looking for a villa in Antalya, rather than focusing solely on a single picture-perfect patch of greenery, consider what you actually want to do in the garden.
Allocate usable areas
Narrow passageways, slopes or areas for technical equipment may be included in the total size. Consider the areas to be used for seating, play and gardening separately. Verify the boundaries and intended use with relevant records; a fence alone does not constitute definitive proof of boundaries.
Seating and shade
Where will the table be placed and how will it connect to the kitchen? At what times of day will you be outside? The appearance and maintenance requirements of trees can change throughout the year. Do not assume that a single photograph will provide the same shade or privacy throughout all seasons.
Maintenance Access
What about watering points, equipment storage and external access? Consider whether garden tasks will require passing through the living area each time. Technical suitability for watering and drainage must be assessed by an expert.

Seven questions
- Which document verifies the boundary?
- Is access and movement easy?
- Are there any observation or maintenance records following rainfall?
- Who looks after the plants?
- How is the seating area visible from outside?
- Where is the equipment stored?
- How are things managed whilst you are away?
Daily scenario
Consider breakfast, an evening get-together and a maintenance day separately. How does the same space function in these three scenarios? A more organised area might suit your needs better than a large but difficult-to-access section. This is a personal usage assessment; it does not provide conclusions regarding property value.
