12 Checks Before Buying a Detached Villa in Düzlerçamı: The Terra Doğa Example
What to look at when buying a 5+1 villa with a private pool in a 42-villa complex next to the forest, Termessos National Park and the Güver Cliff.

Düzlerçamı is one of Döşemealtı's best-known villa areas. Pine forest and the neighbourhood of Termessos National Park and the Güver Cliff are attractive, but buying a villa is a different job from buying an apartment. Using the 5+1 villa in Terra Doğa as the example, I have listed what to check.
What does the villa offer?
Terra Doğa is a 42-villa community by Pınarlar Grup and Cam-Saş İnşaat. The two-storey 5+1 villas have a private pool; the shared areas include a pool, a tennis court, a spa and a hammam. The project page gives a gross area of 450 m². The listing says 500 m² gross and 222 m² net; the two figures may come from different measuring methods, so you should confirm the exact floor area in the sales contract and the title deed.
As of October 2026 the listing price is 34 million ₺ (≈ $691,000); in the project price list the starting price appears as 36 million ₺ (≈ $731,000). The exact price is confirmed unit by unit.

The 12-point checklist
- Type of title deed. In villas within complexes the deed is usually set up as condominium ownership or as a land share. Find out which one it is, and what the shares in the common areas are.
- Occupancy permit. Is there a building occupancy permit? Has the villa been delivered, or is construction still under way?
- Real floor area. Have the gross, net, garden and terrace areas written down separately.
- Private pool. Its size, filtration system, heating options and annual maintenance cost.
- Heating and cooling. In villas, underfloor heating, air conditioning and a natural gas connection produce different costs.
- Complex management. Who manages security, garden care and the common areas, and how are service charges calculated?
- Transport. The area is considered far from the city centre. You need a car for daily life; test the real drive to schools, shops and the hospital.
- Forest neighbourhood. Being surrounded by nature is lovely, but ask local neighbours about things like summer fire risk and the insect season.
- Insulation and façade. Large glazed façades give views but raise energy costs. Ask about the glass and insulation specifications.
- Handover condition. Is it a shell, or does it include air conditioning and a kitchen? Get what is included in the price in writing.
- Insurance. Besides compulsory earthquake insurance, consider fire cover and additional coverage.
- Citizenship. Because the price is far above $400,000, exchange-rate movements will not push this villa below the threshold; the valuation report requirement still applies, however. Details are in our citizenship guide.

Who is it for?
If you want a garden, privacy and family life, and driving to the city is not a problem. If you will use it as a holiday home, plan in advance who will look after the house while it is empty. Our article on leaving a home empty will help with that.
