How to Prepare Your Home for a Viewing: Things You Can Do in an Evening

What minor preparations can be made before a property viewing? Use a practical checklist covering the entrance, lighting, ventilation, paperwork and the layout of the property.

Preparing for a viewing is not about transforming your home into something completely different. The aim is for the visitor to be able to view the existing space comfortably and find answers to their basic questions. Before undertaking any major renovations, you can focus on organisation, accessibility and providing the necessary information.

Clear the entrance route

Remove shoes, boxes and any items that obstruct the passageway. Ensure the route from the building entrance to the flat is clear. Do not let the visitor wait in the wrong block. Comply with the management’s regulations without interfering with communal areas. Clarify the viewing time with the relevant parties.

Make the room’s function clear

Piles of stored items can make it difficult to understand how the space is used. Clear the way to the bed, desk and seating area. It is not necessary to remove every single item; circulation around doors and windows is often more important. Leave space for the buyer to visualise their own layout.

Light and air

Check that all light fittings are working and arrange the curtains to let in light. Ensure the property is well-ventilated; do not use strongly scented products to mask any maintenance issues. If there are concerns about damp or repairs, explain the known situation and any inspections carried out. Do not make definitive statements about matters you are unsure of.

Information file

Prepare verified basic measurements, a list of included items, fittings details and maintenance records. Do not share unnecessary personal data in the documents. Keep a note of any unanswered questions. Check that the verbal description does not contradict the photographs and plans.

Leave space for observation during the viewing

Rather than talking at length in every room, give the visitor the opportunity to make their own observations. Answer questions briefly and clearly. At the end, find out what information is missing. Follow-up after the viewing should focus on addressing these gaps without putting pressure on the visitor.

These steps do not guarantee the duration or outcome of the sale. However, they help ensure that the property’s true features are assessed in a more organised and understandable manner. You can create your initial preparation checklist with Buy Best Villa before the viewing.
