Leaving a Home Empty: How to Manage a Holiday or Investment Home Remotely
If you do not spend most of the year in Antalya, how are the home's upkeep, service charges, keys and rental managed? Sun City and Aydemir Suit examples.

Many foreigners who buy a home in Antalya spend most of the year in another country. So that nothing goes wrong when you leave your home empty, you should set up a management arrangement in advance. This article gives the practical steps.
First: decide how you will use the home
- Only your own use. A few weeks a year.
- Your own use + rental. Renting it out while you are away.
- Full investment. Long-term rental.
Each model requires different management. Think about this when choosing a home too: homes inside complexes make remote management easier in terms of upkeep and security.

The advantage of homes in complexes
Residence complexes such as the one in Sun City offer security, upkeep of common areas and management. 24/7 security, the pool and sports facilities are operated by the complex management. This makes it easier to keep an eye on the home while it is empty. In return you pay a service charge; get the amount from the seller and the management in writing.
Checklist
- Service charge. Set up an automatic payment instruction; if debt builds up, legal problems can arise.
- Bills. Automatic payment or a representative for electricity, water, natural gas and internet.
- Keys and access. Leave a spare key with a person you trust or the management company; keep a record.
- Regular checks. Check the home once a month (damp, water leaks, pests, air conditioning).
- Insurance. Consider home insurance in addition to DASK. See our DASK article.
- Power of attorney. A notarised power of attorney for a representative who can act without you coming to the door. See our foreign buyer guide.
- Post and notifications. Leave a current address and phone number for official correspondence.
- Annual obligations. Enter property tax, DASK renewal and service-charge dates in your calendar.
The rental option
Renting out both covers the costs and keeps the home from sitting empty. There are examples such as the 1+1 for rent in Aydemir Suit in Kepez: 60 m², indoor and outdoor pools, 24,500 ₺ a month (≈ $500, October 2026). This is a listing example; in a yield calculation also factor in service charges, vacancy time and taxes.
For the difference between long-term and holiday letting, see our rental article. Short-term letting requires legal permission; our article on Kundu and Law No. 7464 is useful here.

Finding a tenant and a manager
Make a written contract with a manager or real estate office you trust:
- Scope of service (finding tenants, collection, upkeep).
- Fee and method of payment.
- Frequency of reports.
- Contract term and termination conditions.
On your own visits
When you arrive, air the home, check the plumbing, and try the air conditioning and water systems. Prepare a short maintenance list on each visit.
Risks
- Service-charge debt.
- Water leaks and damp.
- Burglary or vandalism in an empty home; complex security reduces this.
- Unpaid bills.
