Buying a Home in Kepez: How to Read a Large, Dense and Affordable District
Why Kepez attracts interest and what to watch for. Reading the district street by street through Nefes Premium, Nefes Corner and a rental 1+1 example.

Kepez is a large, dense inland district in the north of Antalya city. New apartment blocks, older neighbourhoods and fast-developing areas sit side by side. Because of its more affordable entry prices compared with the coast, it attracts both investors and first-time buyers. But "Kepez" is not one place; it differs from street to street.
Why Kepez?
- Price. You can usually get in at lower prices than in the coastal districts.
- Daily services. As a large urban area, shops, schools and health services are close by.
- Rental demand. There is tenant demand from the surrounding city, so buyers looking for rental income look at Kepez.
What to watch for
Building quality varies a lot in Kepez. In the same neighbourhood you can find a new, well-equipped project or an old apartment block. So make these checks:
- Building age and structural safety. Year of construction, occupancy permit, is there an urban transformation plan?
- Title deed and common areas. Check whether the title deed record has any annotation or mortgage.
- Street and surroundings. See the shade in summer heat, noise, parking and the density of the area at two different times of day.
- Service charges and facilities. How facilities such as a pool, security and covered parking affect the service charge.

Projects: two examples
Nefes Premium is İltemir İnşaat's three-block, 56-apartment project. It has a 350 m² pool, a tennis court, a running track and garden duplexes; unit types range from 2+1 to 4+1. According to the October 2026 price list the starting price is 14.5 million ₺ (≈ $295,000); the exact price is confirmed unit by unit. Currently 27 of the 56 apartments are available.
Nefes Corner is a more boutique project of 44 units on a corner plot: duplexes with ground and mezzanine floors, 1+1 and 2+1 apartments, and roof duplexes. It has a garden with a pool; the project page states that no service fee is charged to the buyer.

You can tour both projects through their 3D models on their pages and check availability unit by unit.
Rental example: Aydemir Suit
A data point for those thinking of investing in Kepez: a 1+1 for rent in Aydemir Suit, in a complex with indoor and outdoor pools, 60 m². In October 2026 it is 24,500 ₺ a month (≈ $500). This figure is a listing example; for a yield calculation you also need to add the purchase price, service charges, vacancy time and taxes. For detail, see our article on rental yield.
