How to Write a Property for Sale Advertisement? Facts Rather Than Adjectives
In a property listing, what information should be included and in what order? Minimise the use of vague adjectives and draft a description that helps the buyer make a decision.

The purpose of a property advertisement is not to list as many compliments as possible. It is to answer the reader’s question: ‘Does this property suit my needs?’ Words such as ‘magnificent’ or ‘unique’ do not explain the layout of the rooms, the practicality of the property or its relationship with the surrounding area.
The purpose of the first paragraph
Start by describing the neighbourhood, the type of property and its key features. The priorities of someone working from home are not the same as those of someone seeking step-free access. Instead of claiming the property is suitable for everyone, describe its verified features. Let the reader compare these with their own needs.
Organise the information into four sections
Interior of the property: Room layout, kitchen design, bathrooms, balcony and fixed fittings.
Building: Entrance, lift, parking arrangements and communal facilities with confirmed usage.

Location: Verifiable neighbourhood connections on a map. If a walking time is provided, the route and method must be explained.
Current use: The known condition of the property and its layout. An unconfirmed handover date must not be presented as a guarantee.
Make vague statements more specific
Instead of ‘spacious balcony’, provide the known dimensions and scope; if the dimensions are unknown, illustrate the layout with a photograph. If you state ‘view’, specify from which room and from which angle it is visible. Do not present the term ‘quiet’ as a guarantee for the entire day.
Compare the text with the photographs
Key features must be visible in the images. If ‘car park’ is mentioned, its nature must be clear. If the number of rooms contradicts the floor plan, simply expanding the text will not solve the problem; the information must be verified first. Do not try to compensate for a missing document with strong adjectives.
Final check: Ask yourself, “Does this sentence answer a question?” If the answer is no, simplify it. When preparing a property listing with Buy Best Villa, the aim is to ensure the reader is better prepared for a viewing.
