Storage and Technical Areas in the Villa: A Need Not Visible in the Photograph

When choosing a villa, where will cleaning equipment, garden tools and technical appliances be stored? Consider storage and service access in relation to how the property will be used.

Whilst the living room and garden tend to take centre stage in viewings, storage and utility areas may be given less attention. However, a lack of space for equipment can lead to living areas being turned into storage spaces. Make the villa’s behind-the-scenes functionality part of your property selection process.

Make a list of what needs to be stored

Cleaning equipment, garden tools, sports gear and seasonal items may not all be stored under the same conditions. Consider the requirements for humidity, access and secure storage separately. For hazardous or chemical materials, follow the manufacturer’s warnings and seek expert advice.

Access to the storage area

A large space may have a narrow doorway or a sharp bend. Does garden equipment need to pass through the living area? Can wet items be moved away from the house? Consider the movement of the items you will be using, taking their actual dimensions into account. The size of the space alone is not sufficient.

Area around technical installations

Do not automatically assume that a space housing heating, water or swimming pool systems is suitable for storage. Service access, ventilation and safety requirements must be determined in accordance with the manufacturer’s specifications and subject to expert inspection. The presence of items in front of them does not indicate that the installation is suitable.

On-site questions

  • Is there a history of water or damp damage?
  • What is the lighting like and is access safe?
  • Are shelves and cupboards included within the scope of use?
  • Which areas does the maintenance staff pass through?
  • How is the area designated as a ‘storage room’ defined in the documents?

Where necessary, the nature of use should be examined separately with official records and the relevant expert. The actual layout of items does not, on its own, explain the legal status.

Try it on the plan

Mark where shopping, cleaning and gardening supplies are stored. Check at every stage whether the layout encroaches on the living space. When viewing a villa with Buy Best Villa, you can also request images of the storage and utility areas. This guide is not a technical compliance report; its purpose is to highlight questions that might otherwise be overlooked in day-to-day use.
