2+1 or 3+1? Prioritising Everyday Functions Over an Unused Room
Don’t judge the number of rooms solely on the basis of size. Consider the 2+1 and 3+1 options in terms of guest accommodation, a study, storage and everyday use.

Having more rooms does not always mean a more practical layout. One house might have spacious rooms, whilst another might have narrow corridors and awkwardly shaped spaces. Before deciding how many doors you want, work out what functions you need.
List of functions
List sleeping, working, guest, storage and hobby areas. Consider how often you use each one. You do not have to give the same priority to a rarely used guest room as you do to a daily workspace. Priorities depend on your routine.
View the plan as a whole
If an extra room makes the living room or kitchen feel cramped, assess the overall flow. The relationship between corridors, doors and cupboards is important. Compare the number of rooms stated in the advert with the actual layout and relevant records. The nature of a space that has been partitioned off later should also be investigated; actual use does not necessarily reflect the official status.
Flexible use
A room can serve as both a study and a guest room. However, it is not enough simply for the furniture to fit; noise, privacy and light must also be considered. Clearing the desk every day may not be practical for you. Take the actual hassle of flexible use into account.

Visualise the future
Instead of vague ‘we might need it later’ scenarios, list foreseeable needs. Your working style, household routine or the choice of guests staying for extended periods may all influence your decision. Rather than choosing the largest property to cover every eventuality, compare the scenarios that really matter. If changes are required, check their feasibility with an expert.
Comparing two properties
Where is each function accommodated? Is the layout and flow comfortable? Are there any unused spaces? If the layout changes, can the plan adapt? Which measurements or room details need to be verified?
This approach does not imply ease of sale or a claim of increased value. By sharing your list of requirements with Buy Best Villa, you can go beyond a selection based solely on the number of rooms.
