Buying Property in Antalya as a Foreigner: Step-by-Step Guide (2026)

From your first viewing to the title deed: how foreigners buy a home in Antalya, what it costs and what to check first. Updated for 2026.

Antalya is one of the easiest places in Türkiye for a foreign buyer to own a home. Citizens of most countries can buy freehold, in their own name, and a ready property with clean papers can often change hands within a few weeks. This guide walks through the process as it works in 2026: the steps, the costs and the checks worth doing before you sign.

Can foreigners buy property in Antalya?

Yes. Foreign buyers receive the same freehold title deed (tapu) as Turkish citizens. A few limits apply:

  • Property inside military or security zones cannot be sold to foreigners. The land registry checks this for every sale.
  • One foreign person can own up to 30 hectares in total across Türkiye, and foreigners together can own at most 10% of the private land in a district.
  • Citizens of a small number of countries face restrictions. An advisor or lawyer can confirm your nationality's status quickly.

Step 1: Be clear about what the property is for

Your goal decides which properties qualify, so settle it before the first viewing.

  • Holiday home or rental income. Location, access to the beach and rental demand matter most.
  • Residence permit. For properties bought after October 2023, the property generally has to be worth at least USD 200,000. Some neighbourhoods are closed to new foreign residents, so check the exact address before you commit.
  • Turkish citizenship. The property must be worth at least USD 400,000 and kept for three years. Our guide to citizenship through property explains the details.

Step 2: Choose the area

Antalya is a large province, and each area suits a different buyer.

  • Konyaaltı: a long pebble beach with mountain views and city life within walking distance. Popular with families and year-round residents.
  • Lara and Muratpaşa: the city centre, the old town and a long sandy beach, with the widest choice of restaurants and services.
  • Döşemealtı: detached villas with gardens and pools in a greener, quieter setting, around 20–30 minutes from the centre.
  • Kaş and Kalkan: further west along the coast, known for sea-view villas and a slower pace.

Browse current villas and luxury homes or apartments, or view them on the map.

Step 3: Viewings and reservation

You can view in person or by video call. Once you choose a property, a reservation agreement and a small deposit usually take it off the market while the paperwork is prepared. Read the terms carefully, especially what happens to the deposit if the checks in Step 5 turn up a problem.

Step 4: Tax number and payment

  • Tax number (vergi numarası). Issued at a tax office with your passport, usually the same day. You need it for the title deed and for utility contracts.
  • Payment. Make it through a Turkish bank so the money trail is documented. This matters for citizenship applications, and bringing foreign currency in can also qualify a first sale of a new-build home for a VAT exemption under certain conditions. Ask about this before you pay, not after.

Step 5: Due diligence

Before any money beyond the deposit changes hands, check:

  • The title deed is in the seller's name and matches the property you viewed.
  • There are no mortgages, liens or court notes on the deed.
  • The building has a habitation certificate (iskan) and the property matches the approved plans.
  • There are no unpaid property taxes, building fees or utility debts.
  • For citizenship: the property has not been used for a citizenship application before.

Step 6: Valuation report: when you still need one

Since land registry circular 2024/4, a valuation report is no longer required for a standard purchase by a foreigner. You still need one from a licensed valuation company when the purchase is for citizenship, and in practice for a residence permit application to show the property's value. Even when it is optional, an independent valuation is inexpensive protection against overpaying.

Step 7: Title deed transfer

The transfer happens at the land registry office (Tapu Müdürlüğü) by appointment. Before the day:

  • Compulsory earthquake insurance (DASK) is taken out for the property.
  • The title deed fee is paid.
  • If you do not speak Turkish, a sworn translator attends with you.

You can also complete the whole purchase from abroad with a notarised, apostilled power of attorney.

What does buying cost?

  • Title deed fee: 4% of the sale price. By law it is 2% for the buyer and 2% for the seller, but in practice who pays is often agreed during negotiation.
  • Land registry service fee, DASK, translator and notary: small fixed amounts.
  • Valuation report: when required.
  • Agency service fee: agreed in writing before viewings.
  • Annual property tax: a small fraction of the municipal value.

After you buy

  • Transfer the electricity, water and gas subscriptions to your name.
  • Apply for your residence permit if you need one. It is not automatic.
  • Short-term holiday lets need a permit from the Ministry of Culture and Tourism, so plan for it before you list the property.

Frequently asked questions

How long does it take?
For a ready property with clean papers, often a few weeks. Extra clearances or a citizenship file add time.

Can I buy without travelling to Türkiye?
Yes. With a power of attorney, a lawyer can complete the purchase for you.

Does buying a property give me a residence permit automatically?
No. Property worth at least USD 200,000 makes you eligible, but you apply separately.

Can foreigners get a mortgage?
Some Turkish banks lend to foreigners, but terms are strict and most foreign buyers pay in cash.

Rules for foreign buyers are set by the Turkish government and change from time to time. This guide reflects the rules as of September 2026. Always confirm the current requirements with a licensed lawyer before you buy.
