10 Things to Check in a Student Rental Contract

Short answer: In student rentals, the main risks are a contract term that does not fit the school calendar, guarantor and deposit problems, the joint liability of co-tenants, and summer-month rents. Check these 10 points before signing the contract.

1. Landlord's identity. Check the title deed and ID.
2. Term. A term that fits the academic year, such as September–June; a separate decision for the summer months.
3. Rent and payment day. Monthly amount, IBAN.
4. Deposit. At most three months' rent.
5. Guarantor. If a parent is guarantor, the scope and duration must be in writing.
6. Roommates. If there are several tenants, who pays how much must be clear.
7. Bills and maintenance fees. Who pays must be clear.
8. Furnished? Inventory list and handover record.
9. Early departure. Provisions if the student drops out or transfers.
