Villa or Apartment in Antalya? How to Choose

Privacy and a private pool, or easy upkeep and shared facilities? How to choose between a villa and an apartment in Antalya.

It is one of the first decisions every buyer in Antalya makes: a villa with your own garden and pool, or an apartment in a complex with shared facilities? Both can be the right answer. It depends on how you will live, how much time you will spend here and how much upkeep you want.

At a glance

  • Privacy and space: villa.
  • Low maintenance and a lock-up-and-leave lifestyle: apartment.
  • Security while you are away: usually an apartment in a gated complex.
  • Walking to the beach and shops: more often an apartment.
  • Room for children and pets to play: villa.

The case for a villa

Entrance and pool of a modern detached villa

  • Your own space. A garden, terraces and usually a private pool, with no neighbours above or below.
  • Room to grow. More bedrooms and outdoor living areas, which suits families and long stays.
  • Character. Villas tend to feel like a home rather than a unit, and many buyers see that as their long-term base.

But a villa also means more responsibility: pool and garden upkeep, security while you are away, and higher running costs. Many villas are also in greener areas away from the centre, so a car becomes essential.

The case for an apartment

  • Easy to manage. The building or complex takes care of gardens, pools and common areas through the monthly fee (aidat).
  • Security and community. Gated complexes often have staff, cameras and neighbours around, which is reassuring if you are away for months.
  • Location. Apartments are more common close to the beach and the city, as in Konyaaltı and Lara.
  • Shared facilities. Pools, gyms and play areas without having to maintain them yourself.

The trade-offs are less privacy, shared rules and neighbours on all sides.

Money matters

  • Running costs. A villa typically costs more per year to maintain, while an apartment's costs are more predictable. Compare real figures using our yearly costs guide.
  • Renting out. Holiday lets require a permit and, in apartment buildings, the consent of all owners. That is often easier to organise for a detached villa. Read our guide to renting out your property.
  • Residence permit and citizenship. The value thresholds apply to both types. What matters is the value and the location, not whether it is a villa.
  • Resale. Well-located apartments usually have a wide pool of buyers. Good villas are sought after too, but the market is smaller, so location and quality matter even more.

Questions to ask yourself

  1. How many months a year will you actually be here?
  2. Who will look after the property when you are away?
  3. Do you want to walk to the beach, or drive to it?
  4. Will you rent it out, and if so, short-term or long-term?
  5. How much time and money do you want to spend on upkeep?

Answer those honestly and the choice usually becomes clear. Browse current villas and apartments, or send me a message and I will help you compare.
