Arapsuyu and Uncalı: Buying a Home Within Walking Distance of the Sea in Konyaaltı

A 190 m² duplex or a 110 m² apartment in a complex for the same price? Two real listings in Arapsuyu and Uncalı compared on distance to the sea, building age and floor area.

"Close to the sea" covers a very wide range in Konyaaltı. Our two listings show it in concrete terms: as of October 2026 both sit at roughly $275,000, yet they offer very different things.

Same budget, two different homes

The 4+1 duplex in Arapsuyu has 190 m² gross and 160 m² net, and is about 400 metres from the sea. The price is 13.54 million ₺ (≈ $275,000). The building is 19 years old, so it is not new. In return you get generous interior space, two bathrooms, and walking distance to cafés, schools and the seafront promenade.

The 2+1 apartment in Uncalı is inside a gated complex, with 110 m² gross and 82 m² net. It is about 1.2 km from the sea. The price is 13.5 million ₺ (≈ $274,000). The building is 12 years old. What matters here is the complex's facilities and security.

The difference is clear: for the same money, one gives you 190 m² and sea proximity, the other 110 m² and the order of a managed complex. Which is right depends on how you will use the home.

Five questions to ask before deciding

  1. How many months a year will you be there? If it is a summer home, the gap between 400 metres and 1.2 km to the sea is felt every day. If you will live there full time, access to schools, shops and hospitals matters more.
  2. How many people will live there? The 4+1 duplex suits families or those who host guests; the 2+1 is better balanced for a couple or a family with one child.
  3. What is your budget for service charges and upkeep? An apartment in a complex pays regular service charges and gets a pool, security and common-area maintenance in return. A duplex in an apartment building may have lower charges, but you manage the building's upkeep together with your neighbours. Ask the seller and the management for the current figure in writing.
  4. What does the building's age mean for you? A 19-year-old building may bring roof, plumbing and façade costs compared with a new project. Look at the management board's decisions and any recent collective expenses. For earthquake safety, see our DASK article and the building-inspection topics as well.
  5. Do you plan to resell? 2+1 units inside Konyaaltı complexes change hands easily. Large duplexes appeal to a narrower group of buyers, so selling can take longer.

A step up in Uncalı

The same neighbourhood has a different kind of product: a 4+1 garden duplex built by Camsaş in the Konaklar area. It has 240 m² gross and 200 m² net, on the garden floor of a complex with a pool. The price is 25.4 million ₺ (≈ $516,000). The building is 6–10 years old. What you pay extra for here is the garden, the floor area and the location of the complex.

Practical checks

  • Measure the real distance to the sea. The figure in a listing may be as the crow flies; walk the route and try the road crossing yourself.
  • Sun and view. Even inside the same building in Konyaaltı, the view changes with floor and orientation. Go at sunset.
  • Title deed and occupancy permit. In an older building, check the occupancy permit and the type of title deed. You can find the details in our title deed guide.
  • Citizenship threshold. Both listings are below the $400,000 limit; if you are aiming for citizenship, look at listings that qualify for citizenship.
