What Should You Do If the Same Property Appears Differently in Different Listings?
Do the details regarding rooms, floor area or fittings differ across the listings for the same property? Use a method to check that the information is consistent for both the seller and the buyer.

When a property is advertised across different platforms, the descriptions may diverge over time. Outdated photographs, unupdated usage details or differing descriptions of the space can cause confusion. To resolve this, first compile up-to-date and verified property information.
Create a single information file
The room layout, source of measurements, floor, fittings and current use should all be included in the same document. The date of every change should be noted. Ensuring that those promoting the property work from a common source can minimise the likelihood of buyers receiving conflicting information.
Separate the photographs
Do not mix pre-renovation shots with new images. Photographs of a sample flat should not be presented as if they were of the actual property. The exact location from which a view was taken must be clearly stated. Images intended solely to showcase the surroundings should be described as such.
Why is the area information changing?
Definitions such as gross, net and communal areas can become confused. First, ask what scope the figure refers to. Do not automatically assume the discrepancy is a typographical error. Do not produce a new definitive figure without seeing the document or measurement source.

Buyer’s checklist
- Confirm that the listings refer to the same independent unit.
- Make a separate note of any conflicting features.
- Ask which document or observation the information is based on.
- Request that the current description be shared in writing.
- Double-check critical details on site.
Update procedure for the seller
When a change occurs, correcting just one platform may not be sufficient. Monitor active listings and old images via the list. Ensure it is clear who made the update and when. Consistency does not mean using the same slogan everywhere, but providing the same verified information about the same property.
The property information file prepared with Buy Best Villa can help provide clearer answers to questions buyers may encounter across different sources. This process does not replace official registration or technical inspection.
