Buying Property in Antalya Without Being There: Power of Attorney Explained
Live video viewings, a lawyer and a power of attorney: how to buy a property in Antalya from abroad, safely.

Not every buyer can fly to Antalya for viewings and a land registry appointment. The good news is that you can buy a property in Türkiye without being here, using live video viewings and a power of attorney. This guide explains how it works and how to do it safely.
Step 1: view by live video
A recorded video is useful, but a live video call is better: you can ask your advisor to open cupboards, step onto the balcony, show the view, the street and the building entrance, and switch off the music. Ask for several calls at different times of day.
Step 2: choose your representatives
You will normally need two people you trust:
- A licensed lawyer, who checks the title deed, the documents and the contract on your behalf.
- Your advisor, who handles viewings, negotiation and coordination.
The person holding your power of attorney is usually your lawyer.
Step 3: give a power of attorney
A power of attorney (vekaletname) allows someone to sign at the land registry for you. There are two main ways to give one:
- At a Turkish consulate in your country. The document is prepared in Turkish and is valid in Türkiye without further steps.
- At a local notary in your country. It then needs an apostille (or consular legalisation, depending on the country), and a sworn translation into Turkish, certified by a notary in Türkiye.
For land registry use, the document usually needs to include your photograph and should describe the property (province, district, neighbourhood, block and parcel) and the exact powers you are giving. Your lawyer can prepare the wording in advance.
Step 4: tax number and payment
Your representative can obtain your tax number and help you open a bank account. Pay only by bank transfer from an account in your own name, and keep every record. See our guide to bank accounts and transfers.
Step 5: the transfer
Your representative signs at the land registry, pays the fees and receives the new title deed in your name. You can then see your property record online through Türkiye's e-government system once you have access, and your lawyer sends you the originals.
Staying safe
- Keep the power of attorney specific. Limit it to the property and the purchase, rather than giving general powers over everything you own.
- Check before paying. Never send money to a personal account or before your lawyer has confirmed the title deed.
- Revoke it afterwards. Once the purchase is complete, you can cancel the power of attorney at a notary or consulate.
Rules and fees in Türkiye change from time to time. This article reflects the situation as of September 2026 and is general information, not legal or tax advice. Confirm the details for your own case with a licensed lawyer or accountant.
