Renting Out Your Property in Antalya: Long-Term vs Holiday Lets

Long-term tenants or holiday guests? The rules, permits, neighbours' consent, fines and taxes for renting out a home in Antalya.

Many buyers plan to rent their Antalya home out for part or all of the year. It can work well, but the rules for long-term tenants and for holiday lets are very different, and holiday lets in particular are now tightly regulated. This guide explains both options.

Option 1: long-term rental

A long-term tenancy means renting to someone who lives in the property, usually on a one-year contract that renews.

  • Steady, predictable income and low day-to-day management.
  • Rent increases on residential leases are linked by law to the official inflation index, rather than being freely set each year.
  • Deposits are limited by law to a maximum of three months' rent.
  • Ending a tenancy is regulated. Tenants have strong protections, and getting a property back can take time if the tenant does not leave voluntarily. Use a clear written contract and choose tenants carefully.

Option 2: holiday lets

Since 1 January 2024, renting a home to tourists for 100 days or less at a time requires a permit from the Ministry of Culture and Tourism.

  • Neighbours must agree. For a unit in an apartment building, the application requires the unanimous consent of the other owners in the building. A single objection can block it.
  • Limits per owner. In buildings with more than three units, one person can hold permits for only a limited share of the units.
  • Heavy fines. Renting without a permit leads to fines per property that rise sharply for repeated violations.
  • Tax and registration. Holiday rental income is taxable, and the permit comes with rules on guest registration and a plaque at the entrance.

This is why a detached villa, or a complex that already allows holiday lets, is usually easier for short-term rental than an apartment in an ordinary building.

Tax on rental income

Rental income in Türkiye must be declared, generally in March of the following year. There is an annual exemption for residential rental income in some cases, but it has conditions and changes each year. Rules for non-residents differ, and a tax treaty with your home country may apply. A local accountant is money well spent.

Residence permits and renting

If your residence permit is based on the property, it is meant to be your home. Renting it out can put the permit at risk, so decide your plan before you buy.

Which is right for you?

  • You want low effort and stable income: long-term rental.
  • You will use the home yourself for part of the year: holiday lets can work, but only with a permit and building consent.
  • You are buying mainly for rental income: ask about the building's rules and the permit status before you commit, not after.
Rules and fees in Türkiye change from time to time. This article reflects the situation as of September 2026 and is general information, not legal or tax advice. Confirm the details for your own case with a licensed lawyer or accountant.
