TÜİK July 2026 Housing Sales: Mortgage Sales Rose, Total Sales Fell
TÜİK data released on 13 August 2026 show 123,603 homes sold in July; mortgage-backed sales rose 23.7 per cent while total sales fell 17 per cent year on year.

The Turkish Statistical Institute (TÜİK) publishes housing sales statistics every month, and they are the most widely used gauge of the market. The July 2026 bulletin, released in mid-August 2026, showed a year-on-year fall in overall sales but a clear rise in mortgage-backed sales. Here is a plain-language summary and a guide to reading it if you are looking at property in Antalya.
What happened in July 2026
According to TÜİK data published on 13 August 2026, 123,603 homes were sold across Türkiye in July 2026, 17 per cent fewer than in July 2025. Between January and July, total sales reached 823,119, down 5.5 per cent year on year.
So the first seven months show a limited decline, while July alone looks weaker. One month should not be treated as a trend: holidays, the summer season and last year's comparison base can all move monthly figures noticeably.
First-hand and second-hand sales
TÜİK splits sales into first-hand (new) and second-hand homes. For July 2026:
- First-hand sales: 42,529, down 8.6 per cent year on year, 34.4 per cent of the total.
- Second-hand sales: 81,074, down 20.8 per cent year on year, 65.6 per cent of the total.
The contraction in second-hand sales is sharper than in new homes. For anyone in Antalya choosing between a new project and a ten- to twenty-year-old flat, the distinction matters, because the two segments price and negotiate differently. Our article on new versus second-hand homes goes into the differences (in Turkish, with an English version).
Mortgage-backed sales are up
The standout line in the July bulletin was mortgage-backed sales: 23,888 homes were sold with a mortgage, a 23.7 per cent increase year on year and 19.3 per cent of all sales. Non-mortgage sales fell 23.1 per cent to 99,715.
In other words, while total transactions fell, the share of buyers using home loans grew. If you plan to borrow, it helps to learn each bank's interest, term and valuation requirements in advance. Our valuation report guide explains how the appraisal step works.

Sales to foreigners
TÜİK reports that 2,120 homes were sold to foreigners in July 2026, up 1.9 per cent year on year and 1.7 per cent of total sales. From January to July, sales to foreigners totalled 11,203, down 7.3 per cent.
By nationality, Russia (394), Iran (189) and Ukraine (145) were the top three in July. We look at foreign sales and Antalya's place in them in a separate article using the August figures.
How to find Antalya's share
TÜİK's bulletin includes a provincial table showing which provinces recorded the most sales and their share of the total. To see Antalya's share:
- Open the "Housing Sales Statistics" bulletin on the TÜİK website and pick the relevant month.
- Find the Antalya row in the table of sales by province.
- Compare it with the same month last year and with the January–July total.
- In the foreign-sales table, check whether Antalya is among the leading provinces alongside Istanbul.
We are not quoting an Antalya-specific figure here; we would rather you read the provincial breakdown directly from the bulletin and decide with current, verified numbers.
What it means for buyers and owners
The figures do not on their own say that prices will fall or rise. A few reasonable takeaways:
- When sales volumes fall, buyers may see more choice and more room to negotiate, though not in every neighbourhood or project.
- A higher mortgage share suggests financing access matters more in purchase decisions.
- A low foreign share nationally (around 1.7 per cent) is a reminder that the market is driven mainly by domestic buyers. In tourism cities such as Antalya the regional share can be much higher.
- Do not turn monthly swings into budget decisions; look at the three-to-six-month trend and your own finances.

Points to keep in mind when reading monthly data
A few simple rules help you avoid misleading conclusions from housing sales statistics:
- Sales counts are not prices. TÜİK reports numbers of sales in this bulletin; for price movements you need separate indicators such as the housing price index, appraisal values and asking prices.
- The title-deed registration date counts. A sale is recorded in the month it is registered at the land registry, not the day the contract is signed. A home bought off-plan appears in the data at the delivery and title stage.
- The calendar matters. Public holidays reduce the working days of land registry offices, which can lower monthly counts by themselves.
- The figures are national. Istanbul, Ankara and İzmir make up a large part of the total; regional markets such as Antalya may diverge from the national average.
How to use these figures when buying
General statistics do not tell you what a single flat is worth. At the decision stage it is healthier to:
- Compare recent sale and asking prices of similar homes in the same neighbourhood.
- Plan your budget including the deposit, title-deed tax and other costs; if you borrow, calculate the monthly instalment under different interest scenarios.
- If you buy from a project, put the title and delivery terms in writing.
- Take your time; one month of data is not enough basis for a long-term decision.
Source and method note
The figures come from TÜİK's press release on July 2026 housing sales statistics, dated 13 August 2026, cross-checked against press summaries. TÜİK may revise bulletin figures later; check the institute's latest bulletin before deciding. Feel free to write to us with questions.
