Villa Life in Döşemealtı: A Guide to Antalya's Green Villa District
Detached villas, gardens and private pools north of the city: what life in Döşemealtı is like and what to check before buying.

If your idea of a home in Antalya is a detached villa with a garden and your own pool, rather than an apartment near the beach, Döşemealtı is likely to be on your list. This guide explains what the district offers, how daily life works there and what to weigh up before buying.
Where is Döşemealtı?
Döşemealtı lies north of Antalya's city centre, on the plateau at the foot of the Taurus Mountains. The city centre is typically around 20–30 minutes away by car and the coast a little further, depending on where you are and the traffic.
What makes it different
- Space. Plots are larger than in the coastal districts, so detached villas with gardens and private pools are common.
- Greener and quieter. Much of the district is open countryside, farmland and pine-covered hills, with far less traffic than the centre.
- Close to nature. The ancient mountain city of Termessos and its national park are nearby, and the Upper Düden Waterfall is within easy reach. See our guide to places near the centre.

What kind of property is there?
Most homes are detached or semi-detached villas, often in small gated developments sharing a pool and gardens, or on their own plots with a private pool. Newer projects increasingly add apartments and "residence" blocks with shared facilities, often at lower prices than similar homes near the sea.
Everyday life
Döşemealtı is a car-based district. Supermarkets, pharmacies, schools and cafés are available in the main neighbourhoods, but most people drive to the city for larger shopping, hospitals and the beach. In summer, many residents enjoy the extra space and their own pool rather than a crowded beach.
Who is it for?
- Families who want a garden and room for children to play.
- Buyers who work from home and value quiet.
- Pet owners, keen gardeners and anyone who wants their own pool.
What to check before buying
- The title deed and zoning. Make sure the villa has a proper condominium title or a deed that matches the building, and a habitation certificate (iskan). Our guide to the Turkish title deed explains the types.
- Running costs. A private pool and garden need maintenance. Read our guide to the yearly costs of owning a home.
- The daily drive. Test the route to work, school or the airport at the times you would actually travel.
