Alanya or Central Antalya? Comparing Lifestyle and Investment Logic

Alanya and central Antalya are two very different faces of the same province. A calm comparison in terms of distance, daily life, seasonality, transport and investment logic.

People looking for a home in Antalya often face the question: should I live, or invest, in the city centre or in Alanya, about 135 km to the east? Both are on the Mediterranean coast and both are tied to tourism, yet they differ markedly in daily life, job opportunities, transport and the logic of the housing market. This article puts the two side by side and weighs who each may suit. We give no prices; we focus on the criteria that help you decide.

Size and distance

Alanya lies east of Antalya city centre and is one of the most populous districts in the province. According to Yolcu360 and the Küre Encyclopedia, its 2024 population is 361,873. Sources put its distance from Antalya city centre between 133 km and 154 km (Wikipedia 133 km, Yolcu360 about 135 km, Küre Encyclopedia about 154 km); by the D400 highway it takes about two to two and a half hours from Antalya bus station. In short, Alanya is not a "neighbouring suburb" of Antalya but should be thought of as a separate city.

Alanya has its own hospitals, schools, bazaar, harbour and social life. Central Antalya is a much bigger city: universities, large hospitals, the international airport, shopping centres and a wide job market are here. To compare the central districts, see our article Lara or Konyaaltı?.

Airport access

Antalya Airport is about 121 km from Alanya by road (Wikipedia). So many people flying to Alanya either make a long transfer from Antalya Airport or use Gazipaşa-Alanya Airport. According to the DHMİ airport document, Gazipaşa-Alanya Airport (LTFG) lies about 40 km east of Alanya; Yolcu360 also says about 40 km to the town centre, while the Küre Encyclopedia says about 45 km. The single-runway (2,350 m) airport is operated by TAV Gazipaşa Alanya Havalimanı İşletmeciliği. Which airport suits you can depend on flight frequency and season.

Central Antalya is much closer to Antalya Airport; for the future of the airport area, read Antalya Airport expansion in 2026.

Daily life and seasonality

Alanya has historic assets such as Alanya Castle (a Seljuk-era fortress dated 1226, per Wikipedia), the Red Tower and the shipyard, combined with a long seafront and a harbour. Wikipedia says tourism is the main sector, while the Küre Encyclopedia says the economy rests on tourism, agriculture and construction and that Alanya is a pioneer of banana growing in Türkiye. The climate is Mediterranean, with an annual average temperature of about 20 °C and annual rainfall of about 1,000 mm (Küre Encyclopedia).

Alanya's foreign population is also notable. The Küre Encyclopedia says about 36,000 foreign nationals live in the district (mainly from Russia, Ukraine, Germany and Kazakhstan), while Wikipedia mentions about 55,000 foreigners in October 2022. The figures rest on different dates and methods, so check TÜİK and Presidency of Migration Management data for the current number. Still, the foreign community in Alanya is clearly large: that means a multilingual service network and foreign neighbours in certain areas.

In central Antalya, life is relatively independent of the tourist season. Schools, hospitals, universities and public bodies work all year, and the job market is more varied. In Alanya, remember that coastal neighbourhoods go quiet in winter, while the centre keeps daily life going.

Which questions matter for investment?

We give no figures, but we can list the right questions:

  • Tenant profile: in central Antalya, students, working families and long-term tenants; in Alanya, holidaymakers, foreign residents and seasonal tenants may dominate. This affects how regular the income is. See our comparison of long-term vs holiday lets.
  • Foreign buyer demand: the share of sales to foreigners varies by area. For the current picture see foreign buyers in Antalya housing sales (Turkish) and what TÜİK says about foreign buyers in 2026.
  • Ease of resale: the resale market in a big city centre is generally deeper; coastal districts can have a narrower buyer pool.
  • Annual costs: service charges, taxes and upkeep are similar in both; our article on the real costs of owning a home gives a framework.

Which for whom?

Central Antalya seems more sensible for people who want work, school, healthcare and transport together, who go to the airport often and who want a lively city life all year. Alanya can appeal to those who want a calmer pace close to the sea and holiday culture, who like living among foreign communities or who are looking for a second home. For Alanya's western side, see Manavgat and Side.

Comparing with other coastal areas

For the quieter option east of Alanya see Gazipaşa and eastern Alanya; for the neighbouring areas to its west see living in Manavgat and Side and Belek and Serik.

In short

  • Alanya is about 135 km from central Antalya and works like a separate city; its 2024 population is 361,873.
  • Antalya Airport is far from Alanya; Gazipaşa-Alanya Airport is about 40 km east of Alanya.
  • The centre offers a more varied job and service network; Alanya has a more pronounced tourism and foreign-community identity.
  • Before deciding, ask about tenant profile, ease of resale and seasonality.
