Antalya Housing Market 2026: What TÜİK Says About Foreign Buyers

Antalya sold 7,118 homes to foreigners in 2025, second only to Istanbul. Here is what TÜİK's 2026 figures show so far.

According to TÜİK, Türkiye's statistics office, Antalya was the country's second-largest market for foreign buyers in 2025, with 7,118 homes sold to foreigners, behind only Istanbul. In the first eight months of 2026, sales to foreigners nationwide fell 6.3% to 13,141, and in August Antalya again ranked second with 599 sales. In short, foreign demand is well below its 2022 peak but has levelled off in recent months, and Antalya remains one of the two strongest cities in this market.

This article brings together the official figures published by the Turkish Statistical Institute (TÜİK): the full year 2025, January to August 2026, the buyers' nationalities and what it all means for someone looking at a home in Antalya.

At a glance: Antalya's housing market in numbers

  • 86,730 homes were sold in Antalya in 2025, making it the fourth-largest province by total sales.
  • 7,118 of Antalya's 2025 sales went to foreigners, about 13% fewer than the 8,223 recorded in 2024.
  • Nationwide, sales to foreigners fell 9.4% in 2025 to 21,534.
  • 13,141 homes were sold to foreigners in January–August 2026 (down 6.3%).
  • In August 2026, 5,855 homes changed hands in Antalya, 599 of them bought by foreigners.
  • Russian citizens were the largest group of foreign buyers in both 2025 and 2026.

How many homes were sold in Antalya in 2025?

TÜİK's 2025 data show 1,688,910 home sales across Türkiye, up 14.3% on the previous year. Antalya recorded 86,730 sales, fourth after Istanbul, Ankara and İzmir.

Resales drove the national increase: first-hand sales rose 11.6% to 540,786, while second-hand sales climbed 15.6% to 1,148,124. Mortgage-financed sales jumped 49.3% to 236,668, around 14% of the total. In other words, 2025 was the year domestic buyers and bank lending came back to the market.

Where did foreigners buy in 2025?

Sales to foreigners fell 9.4% nationwide in 2025 to 21,534, just 1.3% of all home sales. The ranking of provinces did not change:

  1. Istanbul: 7,989 homes
  2. Antalya: 7,118 homes
  3. Mersin: 1,800 homes

Antalya's foreign sales stood at 8,223 in 2024, so the 2025 decline of about 13.4% was a little steeper than the national average. Even so, close to one in three homes sold to foreigners in Türkiye is still in Antalya.

By nationality, Russian citizens led in 2025 with 3,649 homes, followed by Iranian citizens with 1,878 and Ukrainian citizens with 1,541.

How are sales to foreigners doing in 2026?

From 2026, TÜİK publishes its monthly bulletin as "Housing and Commercial Property Sales Statistics", covering commercial units alongside homes. The latest data available are for August.

Between January and August 2026, 950,529 homes were sold across Türkiye, 6.8% fewer than in the same period last year. Sales to foreigners also fell 6.3% over the same period, to 13,141.

July and August: the decline levels off

The last two months point to stabilisation in foreign demand. In July 2026, 2,120 homes were sold to foreigners, 1.9% more than a year earlier. In August, foreign sales reached 1,938, practically unchanged on August 2025 (up 0.1%), while total sales dropped 14.7% to 127,410. As a result, foreigners' share of all sales rose to 1.5% in August.

Antalya in August

In August 2026, 5,855 homes were sold in Antalya. With 599 sales to foreigners, Antalya again ranked second after Istanbul, which recorded 763. In July, total home sales in Antalya had reached 6,305.

Which nationalities buy the most homes?

The top of the table has not changed in 2026. In July, Russian citizens bought 394 homes, Iranians 189 and Ukrainians 145. In August, Russia stayed first with 343 homes, Ukraine came second with 147 and Iran third with 140.

TÜİK's bulletin does not break down nationalities by province, so there is no official nationality split for Antalya. On the ground, however, our experience is that Russian-speaking buyers make up a large part of foreign demand in the city.

Why are foreign sales below the 2022 peak?

Sales to foreigners in Türkiye hit a record 67,490 in 2022. They have fallen markedly since, to 23,781 in 2024 and 21,534 in 2025. Several factors lie behind this:

  • In 2022 the minimum property investment for citizenship was raised from USD 250,000 to USD 400,000.
  • Rules for residence permits through property became stricter, and some neighbourhoods were closed to new residence applications by foreigners.
  • Prices also rose in foreign-currency terms, so Türkiye is no longer a "cheap" market.

We cover the details in our guides to Turkish citizenship through property and residence permits through property.

What to keep in mind when reading the numbers

First, TÜİK's figures are based on land registry records, so a sale is counted when the title deed (tapu) is transferred. Off-plan homes whose title is transferred on completion are counted in the month of transfer, not when the contract was signed. Monthly data can therefore reflect changes in demand with a delay.

Second, sales to foreigners are only around 1.3–1.5% of the whole market. Prices and rents in Antalya are set mainly by local buyers and tenants. For a foreign buyer this is not a drawback; it shows the market does not depend on a single group of customers.

Finally, monthly data are volatile. Rather than calling a crash or a boom from a single month, it is wiser to look at the full year and the trend over several months. TÜİK is expected to publish September's data in mid-October.

What does this mean if you are buying in Antalya?

The figures show that foreign demand is far calmer than in 2022, yet Antalya remains one of foreigners' top two choices in Türkiye. Calmer foreign demand can give buyers time to decide and some room to negotiate, while strong local demand supports rents and resale, especially for centrally located homes.
