Home Sales to Foreigners, August 2026: Antalya Second After Istanbul

TÜİK reports 1,938 homes sold to foreigners in August 2026, with Antalya second on 599 behind Istanbul. January–August sales to foreigners fell 6.3 per cent.

Sales of homes to foreigners are among the most closely watched indicators of the Antalya property market. The Turkish Statistical Institute (TÜİK) publishes them every month at national level, by nationality and by province. The August 2026 data released on 17 September 2026 show foreign buyer interest holding flat, with Antalya in second place behind Istanbul. This article reports the numbers and explains how to read them.

August 2026: sales to foreigners across Türkiye

According to TÜİK's bulletin of 17 September 2026, 1,938 homes were sold to foreigners across Türkiye in August 2026. That is 0.1 per cent more than in August last year and 1.5 per cent of total home sales. In the same month a total of 127,410 homes were sold, down 14.7 per cent year on year.

From January to August, 13,141 homes were sold to foreigners, 6.3 per cent fewer than in the same period last year. A month earlier, in July 2026, 2,120 homes had been sold to foreigners, so August shows a monthly dip of about 9 per cent (this is our own calculation from the two figures).

Antalya in second place

According to TÜİK data reported in the local press (Antalya Körfez Gazetesi, 17 September 2026), 599 homes were sold to foreigners in Antalya in August 2026, placing it second behind Istanbul, which recorded 763.

Set against the total of 1,938, Antalya's share is about 31 per cent and Istanbul's about 39 per cent (we calculated the shares from the figures). In other words, roughly three in every ten homes sold to foreigners were in Antalya. Considering the national share of just 1.5 per cent in total sales, it becomes clearer how prominent Antalya is for foreign buyers.

Which nationalities lead?

According to TÜİK's August 2026 bulletin, the top three nationalities among foreign buyers were:

  • Russia: 343 homes
  • Ukraine: 147 homes
  • Iran: 140 homes

In July 2026 the order was Russia (394), Iran (189) and Ukraine (145). So the same three countries stayed in the top three for both months, and Russia held first place in both. Because Russia is also first among tourists arriving in Antalya, the profile of tourists and buyers may overlap. That overlap does not prove cause and effect; we discuss the relationship in our separate article on tourism data.

What do the numbers mean?

Cautious conclusions that can be drawn:

  • Foreign buyer interest continues, but there is no growth. The annual change in August is almost zero, while the January–August total is down.
  • Antalya is one of the two leading choices for foreign buyers. Coming second with 599 homes in August suggests the region keeps its weight in this segment.
  • The national share is low, the regional share high. Foreign sales are 1.5 per cent of Türkiye's total, but in tourism cities such as Antalya this segment is a more visible part of the market.
  • Monthly fluctuation is normal. The dip from July to August is not a trend by itself. Holiday periods and the transaction calendar can move the numbers.

Where to look at the data

TÜİK publishes its "Housing Sales Statistics" bulletin every month. It includes sales to foreigners, the leading provinces and the nationality breakdown. Media reports may relay these numbers with different rounding or only in part. Before deciding, check the latest version of TÜİK's own bulletin, and remember that figures can be revised later.

Conclusion

In August 2026, 1,938 homes were sold to foreigners, with Antalya second behind Istanbul at 599. Between January and August, sales to foreigners fell 6.3 per cent year on year. Russia, Ukraine and Iran led by nationality. The data show Antalya remains an important centre for foreign buyers, but one month's figure is not a price or investment signal on its own.
