Tourists in Antalya in 2026: January–August Figures and Housing Demand
More than 11 million foreign tourists visited Antalya from January to August 2026, 5.8 per cent fewer than a year earlier. We look cautiously at the link with housing.

Antalya is the city that receives more foreign visitors than any other in Türkiye. The number of tourists affects not only hotel occupancy but also flight schedules, short-let income and, indirectly, housing demand. The January–August figures released in early September 2026 give a clear picture of how the 2026 season went. This article reports the numbers and interprets their link to the housing market with caution.
January–August 2026: tourists arriving in Antalya
According to reports based on data from the Antalya Provincial Directorate of Culture and Tourism (DHA and Ensonhaber, 3 September 2026), 11,023,586 foreign visitors came to Antalya between January and August 2026. That is 5.8 per cent fewer than the roughly 11.70 million recorded in the same period last year.
In August alone, 2,664,364 visitors arrived, 1.7 per cent fewer than August last year. So the decline in the peak month was smaller than the decline over the first eight months.
These figures cover foreign visitors entering Antalya; domestic tourists from Türkiye are not included.
Which countries stood out?
According to the same source, Russia and Germany were the two biggest markets from January to August:
- Russia: about 2.667 million visitors, up 0.1 per cent year on year, a 25.9 per cent share. In August alone 688,089 visitors came, an 8 per cent annual increase.
- Germany: about 2.083 million visitors, down 5.5 per cent, roughly a 20 per cent share. In August 468,245 visitors came, a 4 per cent fall.
In short, one in four tourists comes from Russia and one in five from Germany. The weight of these two markets also shows that Antalya's tourism and property economy is sensitive to economic and political developments in particular countries.

How does tourist volume affect housing demand?
The link between tourism and the housing market is indirect. A few channels matter:
- The familiarity effect: many foreign buyers first get to know Antalya as holidaymakers. Visitors who experience the city, its climate and daily life may consider owning a home over time.
- Short-let demand: the high season lifts demand for holiday rentals. But short-term letting requires legal permission and documents; see our article on Kundu hotel-concept residences and the short-let law.
- Employment and population: tourism creates demand for seasonal and year-round staff, which feeds rental demand, especially in central districts.
- The wider economy: tourism revenue can influence local spending and investor confidence.
Even so, a rise or fall in tourist numbers does not mean house prices will move in the same direction. Prices depend on the exchange rate, interest rates, construction costs and supply. Tourist data should not be read alone as a buy-or-sell signal.
Does tourism data match foreign home purchases?
One noticeable point is the similarity between tourist markets and the nationality of buyers. According to TÜİK's July 2026 data, Russia ranked first for home sales to foreigners across Türkiye (394 homes), and the same country is first among tourists arriving in Antalya. That suggests a relationship between visitors and buyers, but since no statistic proves it, we do not present it as cause and effect.
We cover foreign buyer data in more detail in a separate article. For the buying process itself, see our page on buying a home in Antalya.
What it means for owners and investors
A slight decline from a high level can send different messages to different readers:
- If you are considering holiday letting, base your calculation on occupancy across the whole year rather than only on peak months. For the yearly costs of a home, see the real yearly costs of owning a home in Antalya.
- If you are considering long-term letting, you may look for steady demand independent of tourism. Our comparison of long-term and holiday lets can help.
- If you are coming as a buyer, visit outside the season and see the neighbourhoods in winter too. Our four-day viewing trip plan is a good start.
Four tips for reading tourism data correctly
- Visitors are not the same as overnight stays. The number of arrivals does not show length of stay or spending. The same number of visitors can have a very different economic effect depending on how long they stay.
- Read monthly and yearly comparisons separately. The timing of holidays and a longer or shorter season set months apart; the eight-month total is often the sturdier indicator.
- Market diversity matters. High dependence on one country increases sensitivity to economic or political developments there. That is why Russia and Germany making up nearly half of the total is worth watching.
- Check the source. The same figure may appear rounded or for different periods in different reports. Before an important decision, look at the institution's own statement.
Where to follow the figures
Monthly tourist numbers are published by the Antalya Provincial Directorate of Culture and Tourism, and nationally by the Ministry of Culture and Tourism. Airport passenger data can be followed separately from DHMİ. Institutions may update figures later, so check their latest statement before any important decision.
Conclusion
Foreign tourist arrivals in Antalya stayed above 11 million from January to August 2026; the annual decline was 5.8 per cent, and Russia and Germany together made up about half. The link with the housing market is neither direct nor fixed; the sound approach is to read tourism data together with interest rate, exchange rate and supply data.
