Planning a Property Viewing Trip to Antalya: A 4-Day Plan

From a long online list to a reserved home: a simple four-day viewing trip plan for Antalya, with the questions to ask at every viewing.

A well-planned viewing trip can take you from a long list of online listings to a reserved home in just a few days. A poorly planned one can leave you tired, confused and no closer to a decision. Here is a simple four-day plan that works for most buyers coming to Antalya.

Before you travel

  • Set your budget, including purchase costs and a margin for furniture and fees.
  • Decide what the property is for: a holiday home, a permanent move, rental income, a residence permit or citizenship. This changes which homes qualify.
  • Shortlist online with your advisor: around 10–15 properties across two or three areas is plenty.
  • Bring your passport and a copy of it. With it you can get a tax number during the trip.
  • Choose the season. Spring and autumn are ideal: comfortable for long days of viewings. Read about Antalya's weather through the year.

Day 1: get to know the areas

Arrive, rest and spend the afternoon driving around your shortlisted areas with your advisor, without going inside any homes yet. Walk the beach, the main streets and the local shops. Many buyers change their preferred area on the first day, and that is exactly the point.

Day 2: first viewings

See most of your shortlist, in areas grouped together to save time. Take photos and short videos of every property, and write down what you liked and disliked straight away. By evening they will start to blur together.

Day 3: second viewings and checks

Go back to your top two or three, ideally at a different time of day, to see the light, the noise and the traffic. Ask for the documents: the title deed details, habitation certificate, building fees and recent bills. Our guides to the title deed and checking a building explain what to look for. If you are serious, meet a lawyer.

Day 4: decide, or go home and think

If one property clearly stands out, you can agree the price and sign a reservation agreement with a deposit, and get your tax number and open a bank account. If not, go home and think. A good advisor will keep working for you after the trip, with video viewings and new options.

Questions to ask at every viewing

  • How old is the building, and does it have a habitation certificate?
  • What is the monthly building fee, and what does it cover?
  • Which way does it face, and how hot does it get in summer?
  • What are the neighbours like? Is it mostly residents or holiday lets?
  • Why is the owner selling, and how flexible are they on timing?
