Buying a Shop in Antalya: 10 Checks Before You Invest
Ten things to check when buying a shop or commercial unit in Antalya, from the title deed and business licence to sitting tenants and VAT.

Commercial property in Antalya is not just a seasonal market. A growing year-round population, congresses and fairs, and a large community of foreign residents keep demand steady for well-located shops. But buying a shop needs different checks from buying a flat. These 10 points summarise what to look at before you decide.

1. Check the use stated on the title deed
The title deed should describe the unit as a “shop” (dükkân), “commercial unit” (işyeri) or “office”. Using a unit registered as a “residence” (mesken) for business can cause problems with the other owners and the municipality. Also check whether the building has full condominium title and an occupancy permit (iskân).
2. Read the encumbrances
Mortgages, attachments and annotations on the title record should be checked so there are no surprises after purchase. We explain how in our guide to reading encumbrances.
3. Look at activity limits in the management plan
In some complexes and business centres the management plan bans certain activities, such as kitchens or noisy trades. Make sure the business you or your tenant plan is allowed.
4. Ask about the business licence in advance
Whoever runs a business in the unit needs an opening and operating licence from the municipality. Cafés, restaurants and pharmacies may face extra conditions such as ventilation, fire safety, accessibility or distance rules. Asking the municipality early whether your target use can be licensed directly affects the value of the investment.
5. Measure the location by footfall
A main-street frontage, a corner position, and proximity to schools, hospitals, public transport stops or busy residential complexes decide how easily a shop lets. Count the empty units on the same street and check when the window gets the sun. Visiting on weekdays and weekends, mornings and evenings, is the most reliable test.
6. Judge the dimensions by how they will be used
Frontage width, depth, ceiling height, mezzanine and storage matter more than gross square metres. Delivery access and customer parking are decisive for supermarkets, pharmacies and showrooms.

7. If there is a tenant, read the lease
When you buy a tenanted shop, you take over the existing lease. See the rent, term, increase clause, deposit and withholding-tax arrangement before buying. Under the Turkish Code of Obligations, annual increases for residential and roofed commercial leases cannot exceed the 12-month average CPI of the previous rental year.
8. Calculate the return realistically
Include vacancy periods, service charges, property tax, insurance and the withholding tax the tenant deducts. We show the rent multiple and payback calculation step by step in this article.
9. Clarify taxes and costs
- Title deed fee: in general practice, buyer and seller each pay 2% of the sale price.
- VAT: if the seller is a developer or a company, VAT applies to the sale of a commercial unit. A private individual selling outside a business usually does not charge VAT.
- Foreign buyers: non-resident foreigners can benefit from a VAT exemption if they meet the conditions (first sale by the developer, at least half of the price brought into Turkey in foreign currency before the invoice date, and keeping the property for 3 years).
10. Get a valuation report and professional help
A valuation report by a licensed appraiser shows whether the price fits the market and is mandatory at the land registry for foreign buyers. Working with a licensed agent, and where needed a lawyer and an accountant, prevents costly mistakes in commercial purchases.
Conclusion
A good shop investment combines the right title-deed use, a licensable business, strong footfall and a realistic return. For the differences between buying a flat and a commercial unit, read Buying an office instead of a flat in Antalya; for current listings see our commercial property page.
