Selling Commercial Property in Antalya: Valuation, Documents and Taxes

How to price your shop, office or commercial unit in Antalya, which documents you need, and what to watch for with sitting tenants and taxes.

Buyers of commercial property think differently from home buyers. Instead of emotional decisions, they calculate return, location and licensing. To sell a shop or office at the right price and quickly, you need answers ready for the questions they will ask.

Set the right price

Three methods are used together for commercial property:

  • Comparable sales: recent sales and listings on the same street and of similar size. Remember that asking prices and achieved prices can differ.
  • Income method: for a tenanted or lettable shop, the buyer looks first at the annual rental return. Local rent levels and the rent multiple set the ceiling for the price. We explain the calculation in our rent multiple guide.
  • Valuation report: a report by a licensed appraiser is the strongest basis for negotiation, and it is mandatory at the land registry when selling to a foreign buyer.

Documents to prepare before selling

  • Title deed and an up-to-date record of encumbrances
  • Occupancy permit (iskân) details
  • Any current lease and rent payment records
  • Previous business licences
  • A letter from the building management confirming no unpaid service charges
  • Property tax value (rayiç bedel) letter from the municipality
  • Energy Performance Certificate
  • Floor plan, dimensions and electrical capacity

Having these ready shortens a serious buyer’s decision and prevents last-minute problems.

Selling with a tenant

When a tenanted commercial unit is sold, the lease passes to the new owner and the tenant stays on the same terms. Under the conditions set by law, the new owner can seek eviction for their own need: they must notify the tenant in writing within one month of acquiring the property and can file a case after six months.

For an investor buyer, a tenant who pays regularly is a plus. Stating the payment record and the remaining lease term in your listing supports the price.

Taxes and costs

  • Title deed fee: in general practice, seller and buyer each pay 2% of the sale price. The price declared at the land registry must be the actual price.
  • VAT: if the seller is a company or a taxpayer selling as part of a business, VAT applies. Sales by private individuals outside a business usually do not carry VAT.
  • Capital gains: individuals who sell a property within 5 years of acquiring it may have to file an income tax return in March of the following year for the part of the gain above the exempt amount. You can estimate the tax with our capital gains tax calculator.

Reaching buyers: who buys commercial property in Antalya?

Commercial buyers in Antalya fall into three main groups: business owners setting up their own shop, local investors seeking steady rental income, and foreign investors. Russian-speaking buyers and entrepreneurs make up a large share. So:

  • List in Turkish, English and Russian.
  • Use daylight photos showing the frontage, interior and surroundings.
  • State figures such as rental income, licence history and service charges clearly.
  • When selling to a foreign buyer, make sure payment goes through a bank and the currency purchase is documented.
