Antalya for First-Time Buyers: Compact Homes, Loan Eligibility and a Budget Plan
A first-home guide for local buyers: Sun City 1+1 and loan-eligible 2+1 examples in Döşemealtı, what to check in a loan application, and hidden costs.

Buying a first home is exciting and a little scary. Price, mortgage, valuation and title deed fee all arrive at once. This article is for local buyers; it explains the process through two budget-friendly real listings in Antalya.
Two budget-friendly examples
- A new 2+1 in Döşemealtı: 100 m², with a separate kitchen, eligible for a home loan. Price 5.15 million ₺ (≈ $105,000).
- A 1+1 residence apartment in Sun City: 55 m², ready for handover, in a complex with a pool, sports facilities and security. 4.9 million ₺ (≈ $99,560).
Prices are approximate values as of October 2026.

A step-by-step first-home plan
- Set a budget. Add up the down payment, title deed fee, valuation and other costs. Our cost calculator gives these items.
- Find out your loan eligibility. Banks look at the home's occupancy permit, the valuation and the applicant's income. Loan limits, terms and rates vary, so ask more than one bank.
- Valuation. The bank determines the home's value with its own appraisal. The loan is granted as a percentage of this value, so the down payment is calculated on the appraisal, not on the asking price.
- Title deed. The title deed fee is generally 2% for the buyer and 2% for the seller; the contract may state otherwise. A DASK policy is compulsory.
- Management and maintenance fees. Ask about the maintenance fee and the complex rules.
What to watch in a loan application
- Occupancy permit. Banks require a building with an occupancy permit. See our occupancy permit article.
- Type of title deed. Condominium ownership or construction-easement status can matter for a loan.
- Appraised value. It may come in below the asking price; you must pay the difference in cash.
- Insurance. Life and home insurance may be required with the loan.
- Early repayment. Check the early repayment terms in the loan contract.
This is a general framework; interest rates, terms and ratios vary by bank and period. Get current terms from your bank in writing.
Hidden costs
- Title deed fee and DASK.
- Valuation fee.
- Loan allocation fee and insurance.
- Moving, furniture and kitchen.
- Maintenance fees and shared expenses.
- Property tax and environmental cleaning tax.
For all of these, see our annual cost article.

1+1 or 2+1?
- 1+1: low entry price, rental-yield goal. See our 1+1 rental investment article.
- 2+1: a family, working from home and more liquid on resale. See our 2+1 article.
Who should you work with?
