Living in Liman Mahallesi and Along the Konyaaltı Seafront

Liman Mahallesi sits at the city end of Konyaaltı's long seafront. Here is what daily life, transport and home-hunting look like in this part of Antalya.

If you want to live within walking distance of the sea in Antalya, there are two classic choices: Lara, with its broad boulevards to the east, and Konyaaltı, with its long seafront to the west. Liman Mahallesi sits at the end of Konyaaltı closest to the city centre and can be thought of as the start of that seafront. This guide describes what daily life around it looks like and what to check when you are looking for a home here.

Where is Liman, and what is it like?

Liman is one of the 39 neighbourhoods of Konyaaltı district, as listed on the district's Wikipedia page. The same page notes that remains from the Roman period have been found around Liman Mahallesi, so this is not only a modern beach suburb but part of Antalya's long settlement history.

According to TÜİK's address-based population registration system, Konyaaltı had 204,795 residents at the end of 2022. The district contains both dense apartment areas and thinner, villa- and complex-based areas. The Liman area is at the dense, central end of that range: groceries, pharmacies, bank branches and small shops are all close at hand.

The Konyaaltı seafront: long, pebbly and public

Konyaaltı Beach runs along the district's south coast for about 7 km (according to the Küre Encyclopedia entry on the district). Much of it is pebble beach, with the Bey Mountains rising in the background. Along the shore there are walking and cycling paths, playgrounds, sports areas and public beach sections.

The benefit for daily life is obvious: a morning walk, an evening tea or a swim at the weekend does not require a car. The flip side is that summer weekends bring crowds and noise, which is worth bearing in mind for flats facing or very close to the front.

Transport: close to the centre without needing a car for everything

The appeal of the Liman area is that both the seafront and the city centre are close. Distances to Kaleiçi and the workplaces, hospitals and schools of Muratpaşa are noticeably shorter than from the western parts of Konyaaltı such as Sarısu or Hurma. For current public transport lines and timetables, check the announcements of Antalya Metropolitan Municipality and the tram and bus operators, since routes change over time. We explain the general logic of getting around in our piece on living in central Antalya without a car.

The road heading west joins the Antalya–Kemer road, which forms the district's western boundary. Summer traffic can slow down, especially in the evening.

Housing stock: mostly apartments, buildings of many ages

Around Liman and the seafront you will mainly see apartment blocks and complexes. Their age, upkeep and running costs vary widely. When viewing, look closely at:

  • Building age and structure: older buildings raise questions about the seismic code and ground survey; see our earthquake safety guide.
  • Damp and salt air: facades, balcony railings and window frames close to the sea can wear faster.
  • Orientation and wind: south- and sea-facing flats win on light and views but may need extra shading in summer.
  • Service charges and common areas: a lift, parking and security change monthly costs directly.
  • Parking: a covered or allocated space noticeably improves daily comfort in dense districts.

Legal checks such as the title deed, occupancy permit and any encumbrances are the same everywhere; our guide to checking title deed information through e-Devlet is a good starting point.

Living here all year

Antalya's winter is mild but rainy, and damp and mould are a real issue in homes near the sea. In summer, air conditioning and a shaded balcony decide comfort. We collected practical measures in our winter guide and summer heat guide. For people on the seafront, cooling off with an evening walk along the shore is one of the best-loved parts of the neighbourhood.

Compared with Lara

Konyaaltı stands out for its natural setting and long beach; Lara for its hotel zone, wide boulevards and newer complexes. Our article Lara or Konyaaltı? puts them side by side. For other Konyaaltı neighbourhoods see the Konyaaltı neighbourhood guide.

Who is it suited to?

Liman and the seafront can make sense for people who want to handle daily errands on foot and live near the sea without losing touch with the centre. For those who commute to the city centre but want to get away from the weekend crowds, flats one or two streets back from the shore offer a calmer balance. People looking for a large garden and detached living may prefer the sparser areas in western Konyaaltı or towards Döşemealtı; we compared those options in Konyaaltı, Döşemealtı or Kepez? (in Turkish).

What to do on site when viewing

Photos and listing text are not enough on a first visit. On site, try this:

  • Go at different times. Visit in the morning, late afternoon and, if possible, once more at the weekend; street traffic, noise from the seafront and parking vary a lot by hour.
  • Open the windows and listen. The noise difference between a street-facing or restaurant-facing side and the rear is large.
  • Look at walls and ceilings. Stains in corners, blistering paint or a musty smell indicate damp.
  • Inspect the balcony and facade. Railings rusted by salty air say something about the level of maintenance.
  • Talk to the management. Ask about service charges, major repairs in past years and planned works.

These steps apply not only to Liman but to every coastal area of Antalya; for a full breakdown of annual ownership costs see the real costs of owning a home in Antalya.

Other options west and east

If you continue west from Konyaaltı towards Kemer the rhythm of life changes completely; we describe it in living in Kemer. For the fast-developing neighbourhoods on the east side of the city see Güzeloba and east Lara.

In short

  • Liman Mahallesi lies at the city end of the Konyaaltı seafront, with daily needs and the beach close by.
  • The beach is about 7 km long; expect crowds and noise on summer weekends.
  • Building age, damp, orientation and parking matter as much as the price.
  • Visiting at different times of day and in different seasons is the most reliable way to decide.
