How Does Inherited Property Pass to the Title Deed? Transfer Procedure and Tax
A house or plot that comes by inheritance is registered in the heirs' names at the land registry after the certificate of inheritance and tax declaration. The declaration deadline is critical.
Short answer: Inherited property passes to the heirs upon death, but the title deed record is not updated automatically. The heirs apply to the land registry office with the certificate of inheritance and have the transfer and registration carried out.
Steps
- The certificate of inheritance is obtained. For details, see our article certificate of inheritance.
- The inheritance and transfer tax return is filed. It is declared within 4 months of death in Turkey, and 8 months for deaths abroad. Confirm the current periods with the Revenue Administration.
- Application to the land registry office. The certificate of inheritance, ID, tax office document, DASK and fee documents are submitted.
- Registration. The property is recorded in the heirs' names.

- Not missing the declaration deadline avoids penalties and late-payment interest.
- Co-ownership: The heirs become owners together; selling requires everyone's agreement.
- DASK: A compulsory policy is required for the land registry transaction.
