How this is calculated

• The title deed fee is 4% of the value shown at the land registry (split between buyer and seller). In practice the buyer pays the title deed costs; you can switch to a 50/50 split. The declared value cannot be lower than the property tax value, and the land registry checks it.
• The revolving fund is taken as one charge of 6.681 ₺, paid by the buyer. With a 50/50 split it is divided in two.
• In a mortgaged purchase the buyer pays the revolving fund twice (transfer and mortgage) plus the appraisal fee. Loan allocation fees, insurance and interest are not included.
• DASK is not calculated; enter the policy amounts for the seller and the buyer separately.
• 20% VAT is added to the commission. A private person’s home sale carries no VAT; on a company’s sale, VAT passes to the buyer.
• Capital gains tax uses the 2026 income tax brackets. Check the exemption amount against the current tax communiqué.
• This page gives estimates. Official amounts are fixed by the land registry, the insurer and your accountant.
