What is a roof duplex?
A roof duplex is a two-level apartment in which the top regular floor of the building is joined to the roof floor by an internal staircase; it is also called a penthouse duplex. Most have a large terrace on the upper level, bringing views, daylight and outdoor living together in one home.
Who is it for?
It suits buyers who value views and privacy, larger families and anyone who needs a separate workspace or hobby room at home. With no flat above, it offers a quieter life. In Antalya's long summer, the terrace often becomes the most used part of the home for evening meals and relaxing.
Pros and what to check
A terrace, a spacious two-level layout and usually a more open view are the main advantages of a roof duplex. On the other hand, the upper level can get hot in summer, living on stairs does not suit everyone and the budget is usually higher than for standard flats in the same project.
Before you buy, we recommend checking:
- Thermal insulation and waterproofing of the roof and terrace
- Which floor the lift reaches and how practical the internal staircase is
- How the terrace is counted in the gross area and how it appears on the title deed
- Air-conditioning infrastructure, window quality and orientation

Frequently asked questions
Is a roof duplex the same as a penthouse?
In everyday use the terms are often interchangeable. A roof duplex specifically means a two-level home joining the top floor and the roof floor with an internal staircase, while penthouse more generally describes the apartment at the very top of a building.
Does a roof duplex get hot in summer?
The quality of the roof and terrace insulation is decisive. Ask about thermal insulation, windows and air-conditioning infrastructure, and if possible view the apartment in summer.
Is the terrace included in the square metres on the title deed?
Depending on the project, the terrace may be included in the gross area or shown separately. Check how it is defined in the sales contract and the title deed.
Is a roof duplex good for renting out?
Terraced apartments with views attract interest from both owner-occupiers and tenants. Because the entry budget is higher, compare the rent you expect with the yield of smaller units in the same project.
Isn't a roof duplex too big for a single person or a couple?
Not every roof duplex is large; some projects offer 1+1 roof duplexes as well. This type suits buyers who want a compact home combined with a generous terrace.
