Kundu and the Aksu Coast: Hotel Zone or a Place to Live?
We look at Kundu and the Aksu coast both as a holiday area and as a year-round home: character, transport, airport access and what to check.

East of Antalya, running on from the Lara shoreline, Kundu and its surroundings have long been known as the address of big holiday complexes. But is the area only for holidays, or does it also make sense for living year-round? That is the question everyone looking at homes in Kundu faces. In this article we read Kundu and the Aksu coast through two lenses: the "hotel zone" and the "residential zone".
Where is Kundu?
According to Wikipedia, Kundu (also called Özlü) is a neighbourhood of Antalya's Aksu district, with a population of only 2,006 in 2022. The Aksu district page lists Kundu beach as one of the district's main tourist attractions. A transport guide places Kundu at the eastern end of the Lara coastline, where the tourist strip continues toward Belek, and notes that many large hotels are known by both the "Lara" and "Kundu" names. So Kundu, a separate neighbourhood on the map, is perceived by holidaymakers as a natural extension of Lara.
That brings a first warning: a property marketed as "in Lara" may administratively fall in Aksu, not Muratpaşa. For taxes, municipal services and zoning plans that distinction matters, so check the title deed and municipal records for the correct district.
The hotel-zone character
What defines Kundu is the line of resorts along the coast. This gives the area three traits: wide, orderly green spaces, seasonal intensity and a service economy tied to tourism. It is lively in summer with guests arriving from the airport and noticeably calm in winter. The range of services (restaurants, shops, markets) can change with the season, so the first question for anyone considering year-round life is which services stay open in the winter months.
The area's strength is a coherent holiday setting of its own: hotel-concept residences, landscaped grounds and sites close to the shore. We explained how that works, and how Law No. 7464 on short-term rentals affects such homes, in Kundu's hotel-concept residences and Law 7464.
Kundu as a place to live
For people who want to live permanently in Kundu, two housing types appear. First, flats and residences inside complexes growing up beside the resorts. Second, apartment blocks rising behind the hotels and around the main road, aimed more at year-round residents. The apartments here, with the Taurus Mountains visible behind, reflect the area's flat-plain character.

For year-round living, the real questions are:
- Schools and healthcare: how far are the nearest schools and clinics, and how is the transport?
- Winter life: are shops, pharmacies, cafés and sports facilities open in winter?
- Service-charge structure: how much do shared pools, security and garden upkeep weigh on the fees?
- Noise and tourist density: how much does hotel activity affect your block or facade?
You can read how service charges work in aidat explained and the yearly cost items in the real costs of owning a home in Antalya.
Transport and the airport
One of Kundu's biggest advantages is its relative closeness to the airport. One transport guide gives the distance as roughly 10-12 km while a related page says about 20 km, so we do not quote a firm figure; transfer time depends on traffic and route, and the city centre is described as roughly 15-20 km away. That is attractive both to frequent travellers and to people living abroad who spend part of the year in Antalya. For developments around the airport see Antalya airport expansion in 2026 and what it means for Altınova and Aksu.
For daily transport, however, Kundu relies on cars. There are public transport links to the centre, but frequency and routes should be checked with current municipal information. If you imagine a car-free life, Kundu lags behind the central Muratpaşa neighbourhoods.
The rest of the Aksu coast
The Aksu district is more than Kundu. According to Wikipedia it lies about 18 km from the city centre on the Antalya-Mersin D.400 highway, and the ancient city of Perge is within the district. The less touristy, more locally used parts of the coast offer a different rhythm for home seekers. As an investment: holiday let or long-term?
If you buy a hotel-concept or tourism-adjacent home in Kundu, rental income expectations usually rest on holiday lets. Short-term renting, however, has legal and administrative conditions: does the management plan allow it, has the required permit been obtained, how is tax handled? Those questions need answers beforehand. We discussed the balance between long-term and holiday lets in renting out your property in Antalya. If you will spend much of the year abroad, leaving a home empty is also useful reading.
What to look for on a winter visit
Seeing Kundu only in summer can mislead. Go on a weekend between November and March and check: are the supermarkets and bakeries on the main street open? How many minutes to the nearest pharmacy and healthcare facility? Are the complex's common areas well kept all winter, and is an indoor pool or gym running? What are street lighting and security like at night? These observations show the difference between a seasonal holiday flat and a home for living in all year. Also ask for the management plan and past service-charge decisions; whether maintenance costs are covered in the winter months is a good sign of how regularly the management works.
Administrative boundary and paperwork
As noted, the names Lara and Kundu blur in everyday speech. So before buying, ask for the current title deed record, the occupancy permit (yapı kullanma izin belgesi) and the management plan. For title types and encumbrances see Turkish title deed types and what to check, and for the building's permit status what the occupancy permit is. These checks are the same whatever the property type, hotel-concept or ordinary apartment.
A decision guide
- Holiday home or seasonal use: Kundu's closeness to the shore and airport is a strong advantage.
- Year-round residence: test schools, healthcare, winter services and transport realistically.
- Rental investment: check the legal conditions and management plan building by building.
- Budget: prices vary widely by complex and facade, so we quote no fixed figures; look at current listings and valuation reports.
